Bubble or no bubble, I think we all enjoy discussing the trends in the market. There are still A LOT of cards you can buy on the cheap. There are A LOT of cards you can blow your net worth on. I've been picking up some of the Topps silver pack promos from 17-20 and turkey red inserts. They look awesome in binders. Also been picking up some cheap vintage. Eddie Mathews cards are decisively not showing the signs of a bubble.

Yes, the real estate bubble took a lot longer to pop than a lot of people expected. That doesn't mean there wasn't a real estate bubble.

This place seems to have a lot of people who refuse to put their money where their mouths are.

You could lose your real "livelihood" tomorrow. If you really believe the bubble talk is stupid, then you're passing up free money by not literally betting the house and betting your retirement.

If someone believes there is a bubble... what strategy should folks take and “bet the house and retirement”?

How does that strategy change if they believe the bubble will pop this fall? What if they generally think it might occur in the next 2-3 years?

The strategy is to not buy. Sports cards can't be shorted.
