Because he is licensed to conduct general inspections of the home.
He is not a licensed plumber, roofer, electrician, carpenter, HVAC tech, etc.

If there are red flags that a home inspector finds that is outside of their general expertise then they will recommend further inspection by a licensed professional.

Your buyer's HI was actually doing what they are supposed to do.

Can I be an inspector? Pretty sure I can say things might need to be inspected, there are roaches in the cabinets and the toilets can’t handle 5 pound deuces.

Trying to make healthier dinners. Made some pork chops with a honey and garlic glaze with roasted veggies. Dan O seasoning is the best.

My realtor is trying to find another contractor who can get out here quicker than January 5th. Also, one that will delay payment until settlement so I don't impact my credit score for the loan on my new house.

A friend of mine brought that to our attention today. He thinks he could be successful selling fire truck cards and that retailers would be lining up to sell them in stores.

The plywood in the basement that is attached to the frame and not at the bottom to hold electrical outlets is ridiculous according to the contractor I called, but he'll take a look to see what he can do.

We need to tighten one handrail on the upstairs banister and the water heater discharge pipe is just another ridiculous thing in that it is PVC instead of copper or CVC. I may actually call our service provider on that one and ask them to replace it since they should have installed the correct thing to begin with unless the code changed since then.
Even though it noted possible water damage on the home inspection and demanded a licensed contractor sign off, the report notes that concrete slab cracks are normal.
